Property Manager: a course with ICPM certification preparation
A property manager is responsible for ensuring that a property generates income for its owner, is kept in good working order and does not create legal or financial risks. The job combines law, finance, marketing, technical operations and communication with tenants and owners.
The HSE IPAA course brings these areas together into a single system and prepares participants for the ICPM (International Certified Property Manager) international certification. The program runs for 8 weeks and 60 academic hours and consists of six modules.
What the course covers
Module 1. Fundamentals of property management
How the residential and commercial real estate market works, types of properties, the manager’s role in the business processes of the owner and the management company.
Module 2. Legal aspects and lease agreements
The legal framework for property management in Russia: the lease provisions of the Russian Civil Code and, for residential properties, the Russian Housing Code. Drafting, negotiating and monitoring the performance of lease agreements, handling claims.
Module 3. Financial analysis and property valuation
Methods for assessing a property’s value and returns, the income and expense budget, the financial plan, management performance indicators.
Module 4. Marketing and attracting tenants
Positioning the property, promotion channels, tenant selection, negotiations and client retention.
Module 5. Operations and maintenance
Organizing maintenance, working with contractors, planning repairs, reducing operational risks.
Module 6. Automation and modern tools
Software solutions for tracking tenants, payments, service requests and property reporting.
How the training works
- Online classes with an instructor and analysis of practical situations.
- Practical assignments: a lease agreement, a property budget, a return calculation.

- Access to recordings and materials in your personal account on the learning portal.
Upon completion, participants receive an HSE IPAA certificate of completion. The international ICPM certificate is issued by the certifying organization based on the results of its own procedure.
